We have received an overwhelming positive response to our vision for a Planned Community and Commercial Corridor for Effingham County. Effingham is in dire need of traffic solutions with close to 7,000 acres of industrial zoned property feeding into Highway 21.
Envision the already congested Highway 21 in the next several years after 6,900 acres are developed and put 100’s or 1,000’s of trucks on Highway 21 daily. View Map Below.
Effingham has approved the construction of a two-lane parkway that will take three years to build. This parkway will help, but will not fix the traffic problems that will occur with additional industrial and residential development in the Rincon and Springfield areas.
As we looked at this, we quickly realized that we need to shift alot of the residential traffic to Highway 17 and get it away from the Industrial development. Effingham County has two State route roads running North to South, Highway 21 and Highway 17. Blue Jay Road connects the two, providing an East / West corridor. This makes Highway 17 and Blue Jay the perfect location for a planned mixed use community that we call Fetzer Lakes.
